    Tribe Tokenisation and TheBlock expand broker access to tokenised property

    Tribe Tokenisation FZE, a Virtual Assets Regulatory Authority (VARA)-licensed broker-dealer platform specialising in structured tokenised real estate, has entered a strategic distribution partnership with TheBlock FZCO, a Dubai-based fintech and digital asset ecosystem.

    The collaboration will combine Tribe’s regulated broker-dealer and distribution infrastructure with TheBlock’s market reach, broker engagement capabilities and physical facilities at One Central, Dubai.

    The companies plan to launch a platform enabling traditional real estate brokerages, private wealth managers and institutional networks to introduce eligible clients to fractional property investment opportunities available through Tribe.

    The partnership comes amid Dubai’s growing focus on real estate tokenisation. The Dubai Land Department has set a target for tokenised property transactions to account for 7 per cent of Dubai’s real estate market, representing an estimated Dh60 billion, by 2033.

    A Dubai Land Department pilot conducted between May 2025 and February 2026 reportedly attracted more than Dh18.5 million in investment from participants representing over 50 nationalities.

    Tribe operates under VARA broker-dealer licence number VL/26/06/002. Its property investment model incorporates institutional underwriting, investor voting rights, monthly rental yield distributions and on-chain custody powered by Ripple technology on the XRP Ledger.

    TheBlock will support the partnership by leading broker onboarding, in-person training and physical event activations. The initiatives will aim to educate real estate professionals about tokenised property investment and the regulatory requirements surrounding the asset class.

    “Our objective at Tribe is to make property investment structured, liquid, and accessible through portfolio allocation while adhering to strict regulatory standards. Partnering with TheBlock provides us with the physical presence, broker distribution engine, and go-to-market strength needed to bring tokenised real estate directly into the hands of traditional property brokers and their investors,” said Alastair Sherriffs, Co-founder of Tribe Tokenisation.

    Under the agreement, brokers will be able to offer eligible clients diversified property positions starting from Dh2,000. Opportunities will include publicly listed investments and private deals reserved for brokers’ investor networks through Tribe.

    The model will combine digital token distribution with in-person onboarding, training and compliance education delivered at TheBlock’s One Central location.

    “Tokenization infrastructure is only one part of the equation. For real-world assets to scale, you also need education, distribution, and access to the traditional industries that already understand and sell these assets,” said Farbod Sadeghian, Founder of TheBlock.

    “Our partnership with Tribe brings those pieces together. By connecting regulated tokenization infrastructure with TheBlock’s ecosystem and broker network, we can give real estate professionals a practical way to participate in tokenized real estate and bring these opportunities to a much broader market,” he added.

    Deloitte has forecast that US$4 trillion of real estate could be tokenised globally by 2035, representing a compound annual growth rate of approximately 27 per cent. More than 100 licensed virtual asset service providers currently operate across the UAE’s five regulatory jurisdictions.

    The Tribe-TheBlock partnership is scheduled to go live in September 2026, with the initial onboarding phase targeting traditional real estate brokers across Dubai. Further details on training schedules and platform access are expected to be announced closer to the launch.
