The Invespy Broker Hub combines a neutral physical workspace with a digital platform designed to connect brokers with developers, inventory, training and global property opportunities
Dubai’s fast-growing property market has created significant opportunities for brokers, alongside growing demand for neutral workspaces, professional development, credible developer connections and efficient commission payments. Invespy aims to meet these needs through a broker-first ecosystem combining digital tools with a dedicated physical community.
Imran Khan, CEO and Founder of Invespy, discusses with Tahawultech.com how the Invespy Broker Hub will support brokers with live property opportunities, training, content facilities and direct developer engagement. He also explains how the Invespy.com platform complements the Hub, the commercial standards expected from participating developers and the company’s plans to expand the model beyond Dubai into international property markets.
Interview excerpts
What market gap led you to establish the Invespy Broker Hub in Dubai?
The idea behind the Invespy Broker Hub came from identifying a very clear gap in the market: brokers did not have a truly independent, neutral space that was built specifically for them and worked in their best interests. A Broker Hub is neither a traditional brokerage office nor a developer’s sales centre. We wanted to create a space that belongs to the broker community, a place where brokers can work, meet clients, connect with developers and investors, learn, create content, and discover new opportunities, without any vested interest in promoting one particular brokerage or developer. Dubai was the natural place to start because it is one of the world’s most international real estate markets, bringing together brokers, developers and investors from across the globe. The vision is to create a one-of-a-kind ecosystem for brokers. Members can walk in for a coffee or a meeting, use a podcast or content studio, join training sessions and workshops, attend developer briefings, discover new offers and opportunities, or simply connect with other professionals in the industry. Ultimately, we believe brokers need more than just an office; they need a community, resources, knowledge and access.
The Broker Hub is designed to make brokers smarter, sharper and better connected, while giving them a neutral platform where they can grow their business and succeed on their own terms.
How will the Hub help brokers secure deals, improve their skills and accelerate commission payouts?
When developers come into the Hub to present to brokers, they are expected to bring real offers, active opportunities and deals that brokers can immediately take to their clients and potentially close. This makes the Hub a highly practical environment where brokers are constantly exposed to new inventory and business opportunities. Through regular training sessions and workshops, brokers can strengthen their sales skills, improve objection handling, learn how to present properties more effectively, and develop the skills they need to become better real estate professionals. Another element is commission efficiency as we want brokers to have access to developers who understand the importance of timely and transparent commission payments. The Hub therefore takes a selective approach to the developers it brings into the community, prioritising partners who demonstrate strong commercial practices and a consistent commitment to supporting brokers throughout the sales journey. The Broker Hub creates a community-driven standard. Developers benefit from access to a strong broker network, while brokers benefit from access to credible developers, quality opportunities and better commercial practices.
The community itself plays an important role in determining who gets access to this ecosystem.
What distinguishes Invespy’s model from traditional brokerage offices and developer sales centres?
What fundamentally distinguishes Invespy is that it is built around the broker community, rather than around a particular brokerage or developer. Invespy is a rapidly growing global network of broker partners, and everything we build is designed to solve for the broker. The Invespy.com platform is the digital layer of that ecosystem, while the Invespy Broker Hub is its physical manifestation. It gives brokers a place where they can access opportunities, tools, knowledge, and a wider community, while giving developers a structured way to engage directly with that community. But access to the Invespy ecosystem comes with clear rules of engagement. Developers are expected to operate on a B2B model, meaning they work through brokers rather than competing with them through direct sales. Commissions should be paid promptly; our baseline expectation is within 14 days of SPA signing, and brokers should have a direct contractual relationship with the developer. Beyond those fundamentals, we look for strong unit economics, competitive offers and genuine opportunities that brokers can take to their clients. We also continuously learn from the broker community. Through AI-powered tools, briefing systems, training and feedback, we gather insights from brokers and feed that information back to developers, helping improve the overall ecosystem. We are neutral and broker-first, not representing the interests of one particular developer, and we don’t take a share of the broker’s commission.
Our objective is to help the broker get 100% of what they are entitled to, while giving them better deals, offers, developer relationships, and the tools and facilities they need to close transactions faster.
How does the Invespy.com platform complement the Broker Hub’s physical services?
The Invespy platform is essentially the digital layer of a global, interconnected community of developers and brokers. The platform aggregates developers and their inventory from across the UAE and increasingly from international markets, including London, India, Bali and Phuket. The objective is to connect developers from different markets with brokers, not just in the UAE, but increasingly with brokers internationally, creating a truly cross-connected ecosystem. Through the platform, brokers can access property deals and inventory, online training, AI-powered tools, lead-generation resources and other services designed to help them improve their sales and closing capabilities. The Broker Hub is the physical manifestation of that digital ecosystem. What a broker can access digitally through Invespy, they can experience physically at the Hub in a more collaborative and immersive environment. Members can meet developers, attend live briefings and training sessions, access tools and services, create content, meet clients, and interact directly with other members of the broker community.
The platform connects the ecosystem digitally, while the Broker Hub brings that ecosystem to life physically.
What is your long-term expansion strategy for the Broker Hub model beyond Dubai?
Dubai is the ideal market to establish and test the Broker Hub model because of its international broker, developer, and investor community. It also gives us the opportunity to test how the digital platform and physical ecosystem can work together in one of the world’s most dynamic real estate markets. The Invespy platform is already becoming increasingly international, with property opportunities from London and the wider UK, India and South Asia, as well as markets such as Miami and New York. We are also building our presence in other international markets. The long-term vision is to take the same digital-plus-physical model globally. If the Dubai Hub proves successful, we see opportunities to establish physical hubs in key international real estate markets, with Miami and London among the potential next locations. The idea is not simply to replicate an office in different cities. It is to build a global, interconnected broker community, where the digital platform connects brokers and developers across markets, while physical Hubs provide a local space for that community to meet, learn, collaborate and transact. We already have a presence in the US and UK and are establishing our presence in India, so the foundation for international expansion is already being built. Ultimately, the vision is very simple: from Dubai to the world, building a global ecosystem where brokers, developers and investors can connect seamlessly through both technology and physical communities.
